Mock tudor timber framed house....

Problem

The main load bearing beams and upright studs to the ground and first floors were suffering from severe wet rot. Gaps around the tenons were vulnerable to water penetration and the tenons had completely rotted.The beams had lost all structural integrity and would either have to be replaced or strengthened in situ thus avoiding rebuilding of the outer leaf and the associated disturbance to the interior of the property.

Remedy

By supporting the gable with needles loading the specially strengthened scaffold and the inner leaf the upper beam could be replaced. The vertical studs were then fixed to the beam with glass fibre rods and resin.

Removal of the lower beam would have caused disruption to the internal finishes, this beam was left in place with the decayed timber being removed back to sound material. Once prepared the beam acts as a permanent shutter with any areas vulnerable to leaks shuttered prior to pouring the resin.

Finally the brick and rendered panels are made good and decorated.
